Freehold Ownership vs Leasehold Ownership

Owning a freehold property in Singapore means that you have complete ownership of the property and the land on which it sits, without any time limit. In contrast, leasehold properties have a finite lease period, typically ranging from 99 years, after which the property ownership reverts back to the government.

 

While freehold properties may offer more long-term security, it's important to note that the government can still reclaim land for important infrastructure projects or security purposes, regardless of the property's freehold status. Additionally, freehold properties can also be subject to en-bloc redevelopment, which means that the property can be sold collectively to a developer.

Pricing

When it comes to pricing, freehold properties usually command a higher initial sale price compared to leasehold properties in the same area. However, price differences between the two types of properties tend to become more apparent as the leasehold property approaches the 30- and 78-year marks, which are considered significant milestones in the leasehold period.

 

Furthermore, in theory, freehold properties may fetch a better price during en-bloc redevelopment, as owners have complete ownership of the land and can negotiate a higher price. On the other hand, leasehold properties are generally better for rental yields, as their lower initial sale price can result in higher rental yields.

 

It is important to note, however, that freehold properties in Singapore are generally more expensive than leasehold properties, and may require a larger upfront investment. Additionally, freehold properties may not always be the best investment option for everyone, as each individual's financial situation and investment goals are unique.
